The community

Desert Color is a master-planned community on state trust land in southern St. George, east of I-15 and south of the Southern Parkway near the Arizona line. Utah State University Extension describes it as a roughly 3,500-acre development planned from the start around water conservation, with secondary water infrastructure throughout, low-water landscaping, and a lagoon at its center in place of a golf course. What new-construction plumbing needs

Softeners

Many new homes are built with a softener loop but no softener. St. George water is hard: the city suggests softener settings of 13 to 24 grains per gallon (City of St. George, 2024 Drinking Water Quality Report) and recommends starting at about 18, no higher than 22 (City of St. George Water Services, Collection and Distribution (FAQ)). Tankless and recirculation

The Washington County Water Conservancy District's standards require hot water recirculation in new single-family homes over 1,400 square feet, unless hot water reaches each fixture without displacing more than 0.6 gallons (Washington County Water Conservancy District, Water Efficiency Standards (Oct. 2023)). Pumps, timers, crossover valves and the tankless units they often pair with all need occasional attention, and tankless heat exchangers need descaling in hard water. See water heaters.

Builder warranty versus after-warranty

In the first year or two, many issues go back to the builder. After that, common calls include fixture adjustments, running toilets, PRV and expansion tank questions, and drain clogs from construction debris.

Vacation and short-term rentals

Some homes are rented by the night. Heavy use means more clogged drains, worn toilet parts and water heater demand. Owners who live elsewhere benefit from a leak sensor, a smart shut-off valve or a plan for who checks the house.

Secondary water
