From Jamestown to country club
Bloomington sits on the northwest side of the Virgin River, south of the original St. George. William H. Carpenter's family settled there in 1861, calling it Jamestown; it was surveyed and renamed Bloomington in 1875, and the pioneer settlement had emptied out by the 1950s. In the early 1970s a company called Terracor began marketing the country club community of Bloomington across the country, and the Washington County Historical Society calls it the first planned community in Utah and the catalyst that put St. George on the map (Washington County Historical Society, Bloomington). Today it is a St. George neighborhood of homes along the golf course, the river and the hills.
What that means for plumbing
- Original copper in many 1970s and early 1980s homes. Decades of very hard water and, in some homes, high pressure can lead to pinhole leaks and scale-restricted lines.
- Polybutylene in some homes built or remodeled from the late 1970s into the 1990s. Gray plastic supply pipe stamped PB2110 is the giveaway. See repiping.
- Supply lines under slabs. Most homes are slab-on-grade. The Utah Geological Survey identifies expansive soils as the most troublesome construction condition in the St. George area (Utah Geological Survey, Geologic-Hazard Maps for the St. George-Hurricane Area). A second slab leak is often the point where owners reroute overhead.
- Water heaters in garages and closets, many replaced several times. Tight closet installations sometimes need venting or clearance updates when the next one goes in.
- Older softeners and loops. The city recommends setting softeners at about 18 grains and no higher than 22 (City of St. George Water Services, Collection and Distribution (FAQ)).
Second homes and long absences
Bloomington has long drawn winter residents and second-home owners. A house that sits empty for months is a house where a small leak can run unnoticed. Shutting off the main, turning the water heater to vacation mode and having someone check the meter now and then can save a lot of trouble. The guide to checking the meter for leaks explains how.

Bloomington plumbing FAQs
How old are Bloomington homes?
Most of the planned community was built from the 1970s on, so many homes are 40 to 50 years old.
Do Bloomington homes have polybutylene pipe?
Some do, especially homes built or remodeled from the late 1970s into the 1990s. Look for gray plastic pipe stamped PB2110.
Is it worth repiping after a slab leak?
After one leak, a repair may be enough. After repeated leaks, rerouting or repiping overhead often makes more sense.
How should I leave a second home for the season?
Shut off the main, set the water heater to vacation or off, and arrange for someone to check the house and meter periodically.
