A cotton-mission town turned boom city

St. George was settled in 1861 as part of the cotton mission, which earned the region its "Dixie" nickname, and it counted 95,342 residents in the 2020 census. It is Utah's largest city outside the Wasatch Front, with a metro area of roughly 200,000 people. Most of that growth has come since the 1970s, so the housing stock is young by national standards, but it spans several distinct eras:

  • Older homes near downtown and along the original streets, some with galvanized supply pipe, clay or cast-iron sewers and generations of updates.
  • 1970s and 1980s neighborhoods such as Bloomington and the older subdivisions, often with copper supply lines, ABS drains and original water heater locations.
  • Late 1980s and 1990s homes, where gray polybutylene supply pipe was sometimes used.
  • 2000s to today across Little Valley, the Southern Parkway corridor and Desert Color, typically with PEX supply lines, PVC drains, tankless or high-efficiency heaters and recirculation pumps.

Water: wells, springs and the Virgin River

The city gets drinking water from well fields in the Gunlock area and Snow Canyon State Park, from Mountain Springs on Pine Valley Mountain, and from Virgin River water stored in Quail Creek and Sand Hollow reservoirs and treated by the Washington County Water Conservancy District (City of St. George Water Services, Collection and Distribution (FAQ)). Most customers get a blend. The city's report describes the water as hard and suggests softener settings between 13 and 24 grains per gallon, and its water department recommends about 18 to protect the quality of reuse water (City of St. George, 2024 Drinking Water Quality Report). See water softeners.

For a water main break, the city lists 435-627-4802 during business hours and 435-627-4835 after hours (City of St. George Water Services, Collection and Distribution (FAQ)).

Sewer

The city's regional treatment plant handles sewage from St. George, Ivins, Santa Clara and Washington (City of St. George, Wastewater Treatment). The line from your house to the public main is yours to maintain. See sewer line repair.

Heat, freezes and slabs

The local weather station averages about 124 days a year at 90 degrees or hotter and about 96 nights at or below freezing (Western Regional Climate Center, St. George Temperature Summary). Water heaters in hot garages, hose bibs that freeze in January and supply lines under slab floors in shifting soils are the three local themes that come up again and again. See water heaters and slab leak repair.

Tell us your address, what is going on and roughly how old the house is, and we'll call you back to talk it through.
