About Ivins

Ivins sits west of Santa Clara near the mouth of Snow Canyon, with 8,978 residents in the 2020 census, up from 6,753 in 2010. It began as the Santa Clara Bench, settled in the 1920s after a canal brought irrigation water to the bench, and was named in 1935 for Anthony W. Ivins (Washington County Historical Society, Ivins). Today it includes the low-density desert community of Kayenta and is home to the Tuacahn amphitheater.

Water and sewer

Ivins is among the cities served by the Washington County Water Conservancy District's Quail Creek plant and Sand Hollow wells, and the district lists separate Ence Wells serving Kayenta (Washington County Water Conservancy District, Water Quality). Check your bill for your retail provider. Sewage goes to the City of St. George's regional treatment plant (City of St. George, Wastewater Treatment).

What comes up most

Long runs and slow hot water

Single-story custom homes spread across wide lots can put a bathroom a long way from the water heater. A recirculation pump, a second water heater or a point-of-use heater can fix the wait. Newer homes over 1,400 square feet are required to have recirculation under the district's standards (Washington County Water Conservancy District, Water Efficiency Standards (Oct. 2023)). See water heaters.

Tankless units and scale

Tankless heaters are popular in custom homes, and hard water is their main enemy. A softener and a regular descaling routine keep them running. See softeners.

Irrigation, courtyards and outdoor kitchens

Drip systems, courtyard fountains and outdoor sinks add plumbing that sits in the sun all summer and is exposed on cold winter nights. Backflow assemblies and hose bibs are the first to freeze. See the freezing nights guide.

Second homes

Homes that sit empty for weeks benefit from a shut-off routine, leak sensors and periodic meter checks.
