About Washington
Washington, often called Washington City, borders St. George on the east. It counted 27,993 residents in 2020, making it the second-largest city in Washington County, and it is one of the fastest-growing. Pioneers who came to raise cotton milled it here, which is part of why the whole area is called Utah's Dixie. Today the city stretches from the historic core near the old cotton mill to Green Springs, the Washington Fields and Coral Canyon.
Water and sewer
Washington is among the cities served by the Washington County Water Conservancy District's Quail Creek plant and Sand Hollow wells (Washington County Water Conservancy District, Water Quality), with the city as your retail provider. The water is hard. Sewage goes to the City of St. George's regional treatment plant (City of St. George, Wastewater Treatment).
What comes up most
Older homes in the historic core
Older houses may have galvanized pipe, older sewer laterals and decades of add-ons. See repiping.
1990s and 2000s subdivisions
Green Springs and the Washington Fields grew quickly. Homes from that era are now on their second or third water heater, may have polybutylene or early PEX fittings, and often have softeners that are due for replacement. See water heaters and softeners.
New construction
Coral Canyon and other new areas typically have PEX, tankless or high-efficiency heaters and recirculation systems. After the builder warranty, softener installation, recirculation tuning and fixture repairs are common.
Slab leaks and soils
The Utah Geological Survey flags expansive soils as the most troublesome construction condition in the St. George-Hurricane area, which includes Washington (Utah Geological Survey, Geologic-Hazard Maps for the St. George-Hurricane Area). A moving meter with all water off is the first clue to a hidden leak. See leak detection.
