About Leeds

Leeds is a small town off I-15 north of St. George, with 864 residents in the 2020 census. Settlers moved into the valley in 1867, and the town grew up supplying farmers and the miners of nearby Silver Reef, a silver boomtown of the 1870s that is now a ghost town and museum (Silver Reef Museum, History of Silver Reef). Today Leeds has older homes, rural lots and a small amount of newer construction.

Water, sewer and septic

Many Leeds properties use septic systems, and some newer subdivisions are connecting to sewer service. Your water provider is on your bill. If you are on septic, what goes down the drain matters more: avoid grease and wipes, think twice about a garbage disposal, and have the tank pumped and inspected on a schedule.

What comes up most

Cold nights

Leeds sits well above St. George, where the weather station already averages about 96 freezing nights a year (Western Regional Climate Center, St. George Temperature Summary). Expect colder nights here. Pipes in crawlspaces, garages, pump houses and exterior walls are the usual freeze points, and the Red Cross recommends leaving cabinet doors open and letting a faucet drip on the coldest nights (American Red Cross, Frozen Pipes). See the freezing nights guide.

Long service lines

Rural lots mean longer lines from the meter, and long lines mean more places for a leak to hide. See leak detection.

Older homes

Older houses may have galvanized pipe and mixed materials. See repiping.

Hard water

Softeners and water heater flushing extend equipment life. See softeners and water heaters.
